What I collect

• What you type into the question form: name, email, phone number, topic and question.
• For real estate questions: property address, your situation and timeline.
• Basic technical data your browser sends, such as IP address, device type and pages visited.

How I use it

• To read and personally answer your question by email, phone or text.
• For real estate questions, to evaluate your property and discuss possible offers or solutions.
• To keep records of our conversations and follow up with you.
• To improve the site and keep it secure.

AI-assisted drafts

When you submit a question, an artificial intelligence service may be used to prepare a draft reply. I review and edit every reply before it is sent. Your question is shared with the AI provider only to create that draft.

Text messages (SMS)

If you give your phone number and check the text consent box, you agree to receive text messages from Man With Answers / Richard Lynch about your question, property or related follow-ups. Message frequency varies. Message and data rates may apply. Reply STOP to opt out at any time, or HELP for help. Consent to texts is not a condition of any purchase or service.

Mobile numbers and text messaging consent are never sold, rented or shared with third parties or affiliates for their marketing purposes.

Who I share it with

• My customer management system (GoHighLevel), which stores contacts and sends emails and texts.
• The AI service that prepares draft replies.
• Hosting and technical providers who keep the site running.
• Authorities, if required by law.

I do not sell your personal information.

How long I keep it
